AI matching

AI matching shows you right away which buyers and tenants fit a property, and which properties fit a buyer or tenant. You call the people with the best chance first, instead of working through your whole list.

AI: finds the best candidates for you

Proppeteer compares your buyers’ and tenants’ search criteria and notes with your properties for sale or for rent, and ranks the best matches with an explanation. You don’t have to dig through your contacts and properties yourself, and you’re less likely to miss a buyer who fits. They stay suggestions: you decide who to link and contact.

View matches

AI matching works in both directions. The buttons and switches have slightly different names in each place.

1. Open the property or the contact.
2. Click the AI matching tab.
3. Optionally type what really matters in What matters most, for example “quiet street, south-facing garden”. Press Enter to search again.
4. Optionally turn on a switch to relax the budget or the postal codes.

Results stay until you click Refresh. At the top you see when they were calculated.

Read a match

Each match shows:

• The match score: a number out of 10 in a circle. The higher, the better the match.
• A short AI explanation (with the sparkle icon), when available: why this property fits this buyer.
• Matches: what fits. These are fixed checks on budget, bedrooms, living area, postal code, property type, and sale or rent, for example “Asking price €345,000 is within the buyer’s max budget.”. Below them you may see strengths the AI found in the notes and the description.
• Gaps: what doesn’t fit or is still unknown, such as “Bedroom count is not filled in on this listing.”, plus any weak points the AI found.

If a buyer has no hard criteria, the AI ranks by notes and preferences only. You then see fewer clear yes/no reasons.

What to do next

1. Click Link on a good match. The contact is linked to the property as Potential buyer or Tenant.
2. Get in touch yourself: call, email, or plan a viewing with Schedule visit.
3. Not a fit? Click Dismiss. It disappears from the list.

Note

Link only records the link. Nothing is sent to the buyer. You start the conversation.

Get better matches

The AI can only match on what’s in the CRM.

• Fill in the search criteria on a buyer or tenant: maximum price, bedrooms, floor area, postal codes, and property type. See Contacts.
• Write wishes in the notes or in Free-text criteria, for example “no apartment above the 2nd floor”. The AI reads them too.
• Complete the property details: asking price, bedrooms, living area, postal code, and property type. If something is missing, it shows under Gaps.
• Seeing Add search criteria (or notes) to get match suggestions.? The contact has no criteria or notes yet.
• Seeing No strong matches. Closest listings didn’t clear the quality bar.? Look at the Closest listings (or Closest contacts on a property), or relax the budget or postal codes.

You stay in control

• AI matching doesn’t change your properties or contacts. A match only becomes a link when you click Link.
• The score and explanation are a guide, not a verdict. If you know the buyer better, trust your own judgment.
